Site Engineering comments are as follows:

1. Please see the resubmittal requirements for the associated Floodplain Use Permit, TE-FPU-1026-00405.
2. Floodplain Use (FPU) Permit TE-FPU-1026-00405 has been generated on the applicant’s behalf because the project exists within the floodplain associated with the 18th St Wash. This project is subject to Substantial Improvement (SI) calculations. Meaning, improvements made to the main structure over a ten-year period must not exceed 50% of the value of the structure to be improved, or the structure will have to be brought into compliance with current floodplain standards. There are no previous permits for improvements within the qualifying window of the ten-year rolling period.
3. The contractor must provide a detailed cost estimate to the FPU permit submittal in accordance with Substantial Improvement (SI) requirements. The cost estimate must be submitted on official company/contractor letterhead and shall itemize all costs associated with the proposed scope of work, broken down into separate line items including, but not limited to:
• Labor (all trades)
• Materials and Equipment
• Overhead and Profit
• Warranties, Permits, and Fees
4. The cost estimate must reflect the full market value cost to complete the proposed work. Estimates that reflect only partial scopes, discounted rates, or owner-supplied labor must still account for the fair market value of all work performed. NOTE: Lease agreements, payment plans, financing agreements, or any other financial instrument will not be accepted as a substitute for a bona fide contractor cost estimate.
5. The required cost estimate must be submitted and approved prior to the final approval and issuance of the permits associated with this project. Please provide a finalized cost estimate document only to the FPU permit, TE-FPU-1026-00405.
6. Additional comments may be forthcoming depending on the content of files submitted for subsequent review cycles.

*Please submit a detailed response letter stating how each resubmittal comment has been addressed*
