PRE-APPLICATION MEETING: It is highly recommended that all Full Historic Reviews go through a pre-application meeting with Historic Preservation staff prior to submittal. To request a pre-application meeting, email your assigned Historic Preservation planner. APPLICATION REQUIREMENTS: Historic Review requires the submittal of a supplemental Design Package. As part of your Design Package, please include the following items combined into a single PDF: 1) project description/narrative,2) site plan showing existing and proposed, 3)floor plan showing existing and proposed, 4) elevations showing existing and proposed, 5) roof plan showing existing and proposed,6) window and door schedule, window sections, 7) photographs of existing conditions, 8) product names/specifications/brochures, 9) a Development Zone map as described in instructions along with precedent photographs [staff can assist if requested], and 10) the Historic Property Inventory Form [staff can assist if requested], For more information about the Historic review process and submittal requirements, reference the following handout, HISTORIC REVIEW INFORMATION GUIDE: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/historic-preservation/historic-review-information-guide_091726.pdf. Once you are ready to submit your Design Package, upload it as a single PDF to your Special District-Historic Sub-Record. An accessory dwelling unit is a permitted use in this zone subject to use-specific standards 4.9.7.B.6, .8, .12 and 6.6.3. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. (Comment) The proposed addition appears to be an Accessory Dwelling Unit (ADU). Prescence of a full kitchen and range triggers the ADU classification, rather than a sleeping quarters. An ADU permit will be required rather than a Residential Addition/Alteration Permit. 2. (Comment) This property is located in the West University Historic Preservation Zone. Historic review and approval are required prior to Zoning approval. 3. (Comment) Per UDC 7.6.8, all new residential developments consisting of 1-4 units require basic native, drought resistant landscaping to be added to the site plan. a. Per UDC 7.6.8.A.1, one canopy tree is required for every 1,000sqft of GFA of the development project. This project will only need one tree. b. Per UDC 7.6.8.A.2, 5 square feet of vegetative groundcover is required in the front yard for every foot of front yard property line width, minus any curb cut width. See the following equation: (X Linear feet of Street Frontage) - (Y Curb cut width) x (5 Foot Depth) = Z Square Feet of vegetative groundcover c. Provide plant species for both the vegetative groundcover and canopy trees to ensure that they are ADWR Low Water Use approved plant species.
