This site is located within the R-1 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5.-9; for 2 units (min. 10,000 sf lot size required).

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.


1. Apply for a Design Development Option (DDO). Sheet A.01 shows both proposed carports to be located 1’ from their respective required yard setbacks. Per Unified Development Code (UDC) Table 6.3-2.A., the required front yard setback along S. Madison SV is 20’. Per UDC 6.4.5.C.1.b., the required side yard setback is 10’. Please note that the DDO process takes approximately 6 weeks.

c. Response letter explaining how each staff comment has been addressed.

3. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
