This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9 & .12.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. (Comment) The provided site plan is incomplete. Please provide a site plan that meets the requirements found here: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Site-Plan-Examples
These requirements include but are not limited:
a. Show all property lines and their dimensions, which are 103’ x 80’.
b. Indicate setback distances between all proposed structures and applicable adjacent property lines
c. Add the name of the property owner
d. Add the zoning classification, which is R-1
e. Show all existing and proposed structures
f. Show square footage of the parcel, which is 8,240sqft
g. Total square footage of all enclosed structures
h. Total square footage of all vehicular use areas
i. Add a lot coverage calculation, which is the percentage of the site occupied by enclosed buildings and vehicular-use areas

2. (Comment) The minimum perimeter yard (rear and side) setback in the R-1 zone is 5’.
If the setback dimensions of the proposed sheds are less than 5’, a signed statement from the adjacent property owner will be required to approve the shed with a reduced setback. Please see example language below:

3. (Comment) If a signed neighbor statement can not be acquired, a Design Development Option (DDO) will be required to approve the proposed sheds with a reduced setback.
