For metal construction, plans must be sealed/stamped by a registered engineer. Since this structure has already been built, a professional engineer must sign/seal the design. 2. Attachement to fascia is not considered a structural connection. The porch roof must either be fully supported and detached, or it must bear on a ledger connected to the wall of the structure, or bear on the wall itself. 3. Please correct and resubmit. |

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8.4) subject to Use Specific Standards 4.9.7.B.5 -.9. Comment 1: The provided site plan shows a measurement of approximately 7.5’ between the north pillar of the front porch and the north/front property line. There is also a 1’ setback distance between the carport and the east property line. The setback requirements for the side yard and front yard are 5’ and 20’ in the R-1 zone, according to UDC table 6.3-2.A. Per UDC 3.11.1, a Design Development Option (DDO) may be used to reduce the setbacks for attached, unenclosed additions to a home. This is a special approval process within this application that would cover both the front porch and carport. Please submit a DDO application under the Zoning Modification sub-record that has been created. For additional questions regarding DDOs, contact Mark Castro at Mark.Castro@tucsonaz.gov Comment 2: Based on aerial imagery of the site, the existing front yard fence may exist in the public right-of-way, and not on the subject parcel. If the fence is located in the public right-of-way, action should be taken to address the issue in order to avoid any potential code enforcement action in the future. There may be the option for the landowner to purchase some of the land in front of the parcel, so the fence becomes complaint.
