PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review includes architectural, plumbing, mechanical, energy conservation and electrical compliance with the 2024 International Residential Code and 2024 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2024 code compliance.

Place the current reference code on sheet A-0 note #1.

Provide a separate response letter addressing each comment with location of change on the plans.

PLANS:

1. Provide a minimum 6 mil polyethylene vapor retarder with joints lapped not less than 6 inches between the concrete floor slab and the base course, R506.3.3.

SECTIONS - DETAILS:

1. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5). The weep screed may extend with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1. Add the 6” requirement at detail #1 & 3 on sheet D-1.
2. Clarify the built-up roof covering with “coal tar” material which is required when the slope is less than ¼” per 12”, R905.9.1.
3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. Clarify the ceiling/roof insulation detail showing the air-impermeable rigid insulation material adhered to either side of roof sheathing. Batt insulation may not be in contact with the roof sheathing.

MECHANICAL PLANS:

1. Provide makeup air of not less than 100 square inches where a clothes dryer is placed in a closet, M1502.6.1.

PLUMBING PLANS:

1. Show the water heater rating/capacity if proposed as a new unit, P106.1.1.
2. Provide protection of (indoor rated) equipment located outdoors with an exterior rated enclosure, G2406.3.

ELECTRICAL PLANS:

1. Provide a panelboard clear working space of 30” wide x 36” deep, E3405.2. Relocate the sub panel from above the kitchen counter or reconfigure into a junction box with circuits extended to the primary panel.
2. Show a surge-protective device (SPD) as an integral part of or placed immediately adjacent to the service equipment, E3606.5.
3. Provide GFCI protection for appliance receptacle outlets, E3902.12 & 14. Include the dishwasher, electric range, clothes dryer, microwave oven and HVAC equipment.
4. Remove receptacles from the exterior face of the peninsular cabinets below the countertop. Either provide a vertical assembly listed for countertop (work surface) mounting, or a raceway terminated within the cabinet for future assembly installation, E3901.4.2.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.
