| 09/22/2026 | Residential Building - Standard | REQUIRES RESUBMIT | TC-RES-0926-05027 PLAN REVIEW COMMENTS Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review includes architectural, plumbing, mechanical, energy conservation and electrical compliance with the 2024 International Residential Code and 2024 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2024 code compliance. A permit application requires the correct permit type: new dwelling or addition/alteration. Creating a duplex (second dwelling space) from a SFR requires a new dwelling permit which generates an impact fee and unit address. This addition/alteration permit may continue if the second kitchen is omitted. A new duplex will require an appropriate design showing a fire rated separating wall and utility separation including water shut-off for each unit. Provide a separate response letter addressing each comment with location of change on the plans. SITE PLAN: 1. Show the utility meters and lines from the utility source to the building, R106.1.1. Identify the utility lines requiring upgrade or replacement including the undersized ¾” water supply pipe. PLANS: 1. Provide the dimensions for the proposed patio cover structures, R106.1.1. 2. Individual dwelling units require separation with a 1-hour fire-resistance rated assembly without openings, R302.3. Provide a detail or notation showing compliance with 703.3 of the 2024 IBC. SECTIONS - DETAILS: 1. Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Show the location and size of vent openings for areas with air space between roof sheathing and ceiling insulation. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. Clarify the ceiling/roof insulation detail showing the air-impermeable rigid insulation material adhered to either side of roof sheathing. Batt insulation may not be in contact with the roof sheathing. Update detail #5 on sheet D-1. 3. Provide an emergency overflow drain for the entry porch roof, R903.4. Update sheet S-2. MECHANICAL PLANS: 1. Show the HVAC system size for each dwelling unit demand in accordance with M1401.3, M1601.1. 2. Provide demand calculations in accordance with Manual J standards, M1401.3, M1601.1. 3. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation with controlled exhaust, R303.4; N1103.6 & M1505.4. Identify the device model number providing an adjustable setting and note the minimum continuous setting. A two or three-bedroom dwelling under 1501 SF requires a 45 CFM continuous setting. A one-bedroom dwelling under 1501 SF requires a 30 CFM continuous setting. 4. Provide makeup air of not less than 100 square inches where a clothes dryer is placed in a closet, M1502.6.1. PLUMBING PLANS: 1. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A ¾” water pipe has a maximum supply fixture value of 14 units for controlling flow rates at 17 GPM, Table P2903.7(1). 2. Show an individual accessible water supply shut off for each dwelling unit, P2903.9.1. 3. Show the water heater rating/capacity for consistency with the electrical circuit size, P106.1.1. ELECTRICAL PLANS: 1. Show a surge-protective device (SPD) as an integral part of or placed immediately adjacent to the service equipment, E3606.5. 2. Provide GFCI protection for appliance receptacle outlets, E3902.12 & 14. Include the dishwasher, electric range, clothes dryer, microwave oven and HVAC equipment. 3. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. Include the bedroom on circuit #11B. 4. Remove receptacles from the exterior face of the island cabinets below the countertop. Either provide a vertical assembly listed for countertop (work surface) mounting, or a raceway terminated within the cabinet for future assembly installation, E3901.4.2. 5. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3. INTERNATIONAL ENERGY CONSERVATION CODE: 1.
