This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Residential Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2024 IRC code compliance with component sizes. Provide a response letter on separate file when submitting the updated construction plan set. Provide a complete plan set with a site plan and one structural sheet in a PDF file. SITE PLAN: 1. Indicate the location of the proposed building, R106.1.1. Show the utility lines requiring relocation. 2. The roof structure may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by removing the roof placed within 3 feet to the property line or provide a complete wall barrier with not less than one-hour fire-resistive construction in compliance with IBC Table 721.1(2). STRUCTURAL PLANS (D.W. Drafting): 1. Provide an Arizona engineer’s calculation, design, and seal for a performance design if the future solar panels may be installed on the structure, R301.1. An Arizona engineer should clarify the foundation fastening and wind loading for stabilizing lateral forces. 2. Field welding requires a completed special inspection request form for review with the permit plans, R109.2. This site is located in the R-2 zone (UDC 4.7.9). Middle housing is a permitted use in this zone (Table 4.8.4) subject to Use Specific Standards 4.9.7.B.6, .8 & .9 Comment: Please include a site plan with the next submittal so zoning staff may complete their review. The plan may use an aerial image of the site as long as all of the required information is included. See the sample site plan included below for guidance. Include either a table or a list with the total square footage of the lot (9,120 square feet per plat map dimensions 190’ x 48’), the square footage of the existing dwellings, all driveways and vehicular use area(s), and the proposed carport. Include a total lot coverage percentage by combining all of the items listed and dividing by the overall lot square footage. Please specify if the carport will be attached or detached.
