COMMENTS:
1. The location of the carport wall on the east requires it to conform to IRC R302.1 (City of Tucson Adopted). This would require a 1 hour fire rated separating wall along the East portion where the CMU columns support the carport roof. Since the CMU already qualifies as 1 hr rated, the gaps between the columns would need to be filled with a 1 hr rated assembly and the underside of the roof up to 3’ from the property line would need a 1hr fire rating. 2. Any portion of the Southern rear porch that extends into the 3’ fire separation distance will also require a 1 hr fire rating on the underside (similar to the carport).
3. The small storage shed in the SE corner would be exempt from this requirement based on it’s size, if there are no utilities entering the structure. Please confirm the existence of utilities.
4. Please correct and resubmit.

This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .8, & .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.
1. The east setback from the carport is less than 5 feet to the east property line, which violates the dimensional standards of the R-2 Zone. This can be resolved by doing one of the following options:
a. A neighbor waiver may be utilized with your neighbor’s approval. The neighbor across the alley at 432 E Michigan Dr would have to sign. It can be attached to the site plan and use the following language:
My Name is __________________ and I am the owner of the property located at
________________________. I have reviewed the site plan, and I have no objection to structure being located or constructed ______ feet from the property line as depicted on the site plan.

b. You could instead apply for a Board of Adjustment Variance to seek administrative approval. If you do this option I would also recommend applying for a variance on the 9’ front setback for the carport. Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration. Contact for the Board of Adjustment is Mark Castro at Mark.Castro@tucsonaz.gov. This will introduce added fees and review time and approval is not guaranteed.
c. Or remove the carports or at least the portions that violate the rear setback
2. The front setback from the carport is less than 10 feet to the street property line, which violates dimensional standard for the R-2 Zone. This can be resolved with a design development option or variance:
a. A design development option (DDO), which can be applied for through the sub-record tab within your permit application on Tucson Development Center Online. b. You could also add a second variance request if you decide to apply for a variance on the side yard setback as mentioned in comment 1.b. This is only recommended if you decide to apply for a variance on the side setback as the DDO is a simpler process.
c. Or remove the carports or at least the portions that violate the front setback
3. The scale or dimensions of you carport do not appear to be correct. Based on the scale of your 9’ front setback it appears that your total carport space is about 729 square feet. Please fix your scale or your lot coverage calculations which say the carport is 119 square feet.
4. Please include a scale bar and north arrow on the site plan.
5. Please include the length of the lot lines for the parcel.
6. Please total your lot coverage calculations and provide a percentage of coverage. You do not need to include patio space but should include dwelling space, vehicle use area and storage.
