This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments and building ordinances for all dwellings. Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. PLANS: 1. Notate a cool (white) roof finish (greater than 60 SRI) as required by the ADU provisions. 2. Individual dwelling units require separation with a 1-hour fire-resistance rated assembly without openings, R302.3. Provide a detail or notation showing compliance with 703.3 of the 2018 IBC. Include both interior and exterior 1st floor ceiling details. Also, include the stairway and 2nd floor duct passage walls, R302.4. 3. Show the supporting construction (1st floor walls) with a 1-hour fire-resistance rated assembly, R302.3.1. PLUMBING PLANS: 1. The Tucson Water Department limits flow rates for the water meter size in compliance with P2903.7. Show an appropriate water meter size for the additional demand. Show an appropriate yard pipe size with connection between the existing dwelling and the meter. Update keynote #3 for consistency with the calc and schedule. 2. Show an individual accessible water supply shut off and independent water heater for the second floor dwelling unit, P2903.9.1. 3. Show the water heater ratings, P2801.1. 4. Show each gas pipe segment sized in conformance with Table G2413.4(1). Existing gas pipes may require upgrading with this system alteration. ELECTRICAL PLANS: 1. Show top landing (within 3 feet of top riser) illumination and switching for stairway, R303.8. 2. Show the location of panel C with clear working space of 30” wide x 36” deep, E3405.2. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans. 2. The simplified prescribed energy value for the ceiling is R=38, N1102.1. Include the first-floor dwelling. Accessory dwelling units are a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3. Plan review for the above referenced accessory dwelling units have been completed. This letter reflects comments to be addressed. All code references are to the Tucson, AZ Unified Development Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PLANS AND ELEVATIONS OR DRAWING SET: 1. COMMENT: After reviewing the property documentation history in PRO, zoning could not verify any permit documentation for demolition of the existing guest house/carport. Zoning cannot approve this permit until this drawing set has been updated to include the demolition of this structure. 2. COMMENT: Zoning has acknowledged this property has a structure on-site with a with ‘contributing status’ with the National Register of Historic Places and advises the owner to contact the State Historic Preservation Office (HPO) to determine if project will impact status.
