This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Comment 1 from the 10/28/25 review has not been addressed, which discusses the age of the house and the requirement to submit an application to start the Historic review process: “Please submit the completed documentation under the permit number via your TDC online account. Historic demolition documentation is required. Until the Historic review is completed and approved, Zoning cannot approve this demolition permit.”

2. Comment 2 from the 10/28/25 review has not been fully addressed; “The site plan provided is incomplete.” This comment section provided specific instructions, many of which have since been answered. Please revisit the plot (site plan) instructions and example shown at
https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example . The following is a list of additional missing information:
a. Provide a demolition plan. that provides square footage and dimensions to surrounding property lines
b. Provide the missing zoning labels on all sides of the parcel including the parcel.
c. Provide the missing Township 13S, Range 14E, Section 33
d. Provide dimensions for the north and east sides
e. Provide a graphic scale
f. Revise the dimensions as many appear incorrect. For example, the 20’ front setback appears significantly shorter than the 12’-2” rear measurement and also the 17’-4” referenced on the east side from the property line to the proposed residence.
