Site Plan Review – 3rd Review

TRANSMITTAL DATE: January 23, 2026

This site is in the R-2 Residence Zone (UDC 4.7.9). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

Plan review for the above referenced single-family residence has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

1. COMMENT: The site plan provided is incomplete.

A. The scale of the drawing listed does not match the graphic scale the drawing. Fix one or the other and update the other accordingly.

B. While the front yard setback states that it is 20’-0” it does not measure to 20’-0” and closer to 14’-0”. Shift house south to meet 20’-0” front yard setback while also meeting the 5’-0” rear yard setback.

C. For demolition plan, provide square footage and dimensions to surrounding property lines. Dimensions can be found on the county website under the property card found here https://www.asr.pima.gov/ParcelData/prc/11107/0150.pdf

D. Dimension vehicular use area. Per UDC Table 7.4.4-1 and under the Residential Use Group and Single-Family Dwellings, 2 spaces per dwelling unit plus visitor parking required at a ratio of 0.25 space per unit. As currently shown, the driveway meets the width requirement but falls short of a required ‘tandem length’ of 36’-0” long. Per UDC Table 7.4.6-1, a 90-degree orientation requires a 8’-6” width by 18’-0” length per stall. Adjust the length and provide dimension.

E. Provide missing zoning labels on all four sides of this parcel (R-2).

2. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED:

When required to resubmit ALL permit documents must be resubmitted, such as, construction plans, any additional supporting permit documents, and a comment response letter. A comment response letter should notate changes applied, per the reviewer's previous comments. Please resubmit to this same permit and do not start any new permits.
