A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Comment 2 from the zoning review completed on 10/22/2025, has not been fully addressed. The comment read, “Please provide a dimension from the centerline of E Baker St. to the face of the curb, where asphalt meets the concrete curb (which is 15’ per paving plan I-68-003) and from the face of curb to front street property line (which is 10’ per paving plan…” Please add the 10’ measurement from face of curb to the front street property line to Sheet T1.0. 2. The lot coverage is incorrect and has been marked up on the site plan, Sheet T1.0. The correct lot coverage is 2848/8974 sf and totals 0.317 or 32%. 3. The R-1 zoning is not indicated for properties to the east and west on Sheet T1.0 per the plot plan instructions shown at the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example . 4. Add a North arrow to Sheet T1.0 5. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
