This site is zoned HO-3 (UDC Section 4.7.15). A detached single-family dwelling is a permitted use in the HO-3 zone.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. (Comment) Per Historic’s comment, please upload the PDSD Director’s Decision Notice (DL) to your primary permit number with your next submittal of materials.

2. (Comment) Per UDC Table 6.3-3.A, the minimum perimeter yard setback is 10’ or ¾ the height of the exterior wall, whichever is greater. The indicated setback for the proposed detached studio is 1’3” from the east property line.

A Design Development Option (DDO) will be required. Please submit a DDO application under the Zoning Modification sub-record that has been created. This completes the HPZ process. Historic minor review fees are paid. No further HPZ review required. Please upload the DL to your primary permit # along with your most recent development package/design package materials. You will be instructed further if permit issuance is contingent on meeting any additional requirements.
