The submitted documents were incomplete and a thorough plan review could not be performed. Please be aware, new comments may arise with the next review. Review will not proceed without the response letter. COMMENTS: 1. What you are proposing is considered a sleeping quarters and not an ADU. According to the City’s definition an ADU has full cooking appliance capabilities (see link below). You would need to withdraw this permit and apply for an addition/alteration permit. An accessory dwelling unit is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, 8 & 9 and 6.6.3. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. (Comment) The plans indicate that the proposed structure meets the standards for a sleeping quarters rather than an ADU. An ADU requires a full kitchen, meaning a kitchen with a stove and a full-sized fridge. The plans do not indicate a stove. Sleeping quarters do not incur the impact fees required with an ADU. Please withdraw this permit and submit a residential addition/alteration permit. 2. (Comment) The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a, roofed areas and porches that are open on at least one side are not included in the calculation. Remove porch square footage from lot coverage calculation. 3. (Comment) Per UDC Article 6.4.3.B.3.b, vehicle use areas are included in the lot coverage calculation. Please add the driveway to the lot coverage calculation. 4. (Comment) The second “Lot Setbacks” subheading under “Building Information” seems to be mislabeled. 5. (Comment) Clarify the lot size in the lot coverage calculation. The indicated lot square footage does not match the indicated lot dimensions.
