This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

The property and those adjacent to the site are all designated zone R-1.

Other elements that are missing and should be added with next submittal: building elevations with wall height measured and labeled; rear alleyway width measured and labeled; accessory structures and porches should be drawn, dimensioned, and include relevant setbacks; lot coverage calculations including existing dwelling and vehicular use areas; draw and label nearest fire hydrant and utility lines for water, sewer, electric, and gas.

The east setback on the site plan shows 4’6’’. Per section 6.3-2.A in the UDC, the minimum required setback against a property line is 6’ or 2/3 the wall height of the structure, whichever is greater. A DDO application must be submitted and approved to reduce the required side setback.
