TRANSMITTAL DATE: February 4th, 2026

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. (Comment) The proposed floor plan appears to indicate a full-sized fridge in the sleeping quarters. A structure with a full-sized kitchen would be considered a dwelling unit and would incur impact fees. Please indicate a half-sized fridge, under the counter fridge.

2. (Comment) The footprint of the existing house on the site plan does not match aerial imagery or previously approved plans.

3. (Comment) The indicated property line dimensions do not match the lot dimensions indicated in the subdivision map, found here: https://maps-and-records.tucsonaz.gov/subdivisions/search?book=07&pg=092

4. (Comment) The minimum side setbacks indicated on the plans are incorrect. The side street setback is 10’ per UDC section 6.4.5.C.1.b. The interior setbacks are 5’, per the newly adopted Ordinance 12219, Middle Housing code amendment.

5. (Comment) The property address is misspelled throughout the plan set. Please correct the property address.
