This site is located in an R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone subject to use-specific standards 4.9.7.B.5-9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans, as noted in the comment below, along with a detailed letter indicating responses to the review comments.

1. (Comment) Fully dimension all structures on the site plan; dimension all sides of the existing single-family residence (SFR) as well as the new ADU.

2. (Comment) Dimension the pool area.

3. (Comment) Show distance between the main SFR and the new ADU.

4. (Comment) Show distance between the pool and the new ADU.

5. (Comment) Add the note “per separate permit” to each of the proposed future pergolas and tensile shades.

6. (Comment) Show the street yard setback to the main SFR.

The proposed height for the ADU is shown to be above 12’. A height above 12’ (measured from design grade) would require a Board of Adjustment variance. This permit will not be approved by Zoning Review until a submitted variance is approved is complete or the building height is reduced.

12. (Comment) Remove the long rectangle shape below the sidewalk, or label it and indicate its purpose.

13. (Comment) Side and rear yard setbacks in an R-1 zone are either 6’ or 2/3 the height of the adjacent wall, whichever is greater. Building elevations show walls of 12’ 2” height. Confirm whether this is measured from design grade. Per the provided measurement, the required setback to the side and rear of the new ADU would be 8’ 1”. If a new measurement, from design grade is greater than 12’ 2”, then the required setback may be greater.

Only 1’ setback is shown on plans. A reduced setback down to a minimum of 1’ requires an Design Development Option (DDO) application to be approved.
