The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.


Please resubmit the plans conforming to the requirements of the residential plot plan found at the following link: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf

1. Please clarify the proposed work to be done on-site. There is one proposed unit on-site. However, based on the site plan, permit history, and the lot coverage, there appears to be more units proposed.
2. As this site is accessed through an easement, the maximum number of units allowed between the 2 lots (including the southern parcel) is 3 total. To allow more units, a lot split will be required to show that the lot has direct access to 26th (this is usually accomplished by creating a "Flag" lot").
3. It is not clear where the property lines are on the site plan. A legend that shows and describes all symbols used on the drawing is to be provided.
4. It appears that there may be a 4-plex proposed through another permit. A Development Package must be approved before the approval of any building plans.
5. If there is only one unit proposed, provide a full plan-set. Please see the link to the plot plan template above.
