This site is located in the HO-3 zone (Unified Development Code (UDC) Article 4.7.15). A single-family residence is a permitted use in this zone (Table 4.8-3) subject to Use Specific Standards 4.9.7.B.6.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. Previous Comment: This site is located in the HO-3 zone. Historic Review will be required. Below is the link for the historic application (https://www.tucsonaz.gov/Departments/Planning-Development-Services/Historic-Preservation). Please contact Michael.Taku@tucsonaz.gov if needed. *Zoning cannot approve this permit until the historic review has been approved.

2. Comment: The perimeter yard setback along the west property line to the wall does not comply with the minimum setback for the HO-3 zone with a Residential Use adjacent to a nonresidential zone. Per UDC 6.3-3.A, the minimum perimeter yard setback is the greater of 10’-0” or 3/4 (H) height of the exterior wall (post) for the attached porch to the principal structure. The west property line setback dimensioned to the proposed porch is 7’ – 0 ¼” and does not comply with UDC 6.3-3.A.

A Design Development Option (DDO) must be submitted and approved to reduce the required setback. In order to submit a DDO application, apply for a new sub-record under this permit at TDC Online.
