PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

Provide a response letter on separate file when submitting the updated construction plan set.

Structures built without a permit may require alteration for building code compliance. Construction plans are required for determining code compliance before a permit can be issued for the inspection.

Provide a clear and concise construction plan set. Sample drawings for a wooden Carport are similar to the Porch Sample. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits

SITE PLAN:

1. Indicate the location of the existing electrical service panel, R106.1.1. Show any overhead utility lines over the roof requiring relocation.

STRUCTURAL PLANS:

1. Show the location of each support footing, R106.1.1.
2. Provide a Roof Framing Plan showing the beams sized for supporting live and dead structural loads (Table R602.7(3)).
3. Provide a Roof Framing Plan showing the rafters sized for supporting live and dead structural loads (Table R802.4.1(1)).

SECTIONS - DETAILS:

1 Show reinforced footing dimensions required for post/beam construction, R403.1.1.
2 Show a complete cross-section detail with post to foundation fasteners, R407.3 & R507.4.1.
3 Provide the roof sheathing thickness and fastening in compliance with Table R602.3 (1).
4 Notate the location and size of ledger anchorage to a load bearing surface, R606.11.
5 Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.

ELECTRICAL PLANS:

1. Show any electrical alterations.
2. The overhead service conductor over the proposed building requires an 8’ clearance above the roof, E3604.2.1. Check with TEP customer service for service line options. https://www.tep.com/electric-service-requirements

This site is located in the HO-3 zone (Unified Development Code (UDC) Article 4.7.15). A single-family residence is a permitted use in this zone (Table 4.8-3) subject to Use Specific Standards 4.9.7.B.6.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference.
2. Comment: Per UDC 6.4.3.C.1, “Roofed areas, open on at least one side, which provide shelter to exterior areas such as balconies, entrances, stoops, and terraces, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking are excluded from lot coverage calculations.” Please remove the existing porches from your lot coverage calculations and update the calculations.
3. Comment: Please provide a dimension from the centerline of 17th Street to the face of the curb, and from face of curb to the property line. Also, please dimension the 13’ rear alley.
4. Comment: Please dimension the setbacks to the new porch from both the East and West property lines to the northwest and southeast corners of the new porch.
5. Comment: This site is located in the HO-3 zone. Historic Review will be required. Below is the link for the historic application (https://www.tucsonaz.gov/Departments/Planning-Development-Services/Historic-Preservation). Please contact Michael.Taku@tucsonaz.gov if needed. Zoning cannot approve this permit until the historic review has been approved.

10/29/2024 Historic REVIEW COMPLETED The porch structures was constructed without the benefit of HPZ/review and approval. Applicant needs historic review/approval prior to any other permits on this property. Applicant ON HOLD until the porch issue is resolved by applicant/owner and HPZ process can be completed.
The pending ADU review/approval is also ON HOLD and decision notice cannot be forwarded to applicant. ADU historic review is completed
