Building Plan Review (1st Review)

TRANSMITTAL DATE: October 30, 2024

This site is located in the R-1 zone (UDC 4.7.8) and in the R-2 zone (UDC 4.7.9).

1. (COMMENT) Based on the size of this lot (9,120 sf), an accessory dwelling unit is not permitted to be greater than 910 square feet. A variance granted in 1989 allowed the second unit to equal up to 1,008 sf (84% of the principal dwelling’s floor area at the time).

The addition of an attached garage/workshop to the second dwelling would equal 1,763 sf and exceed the allowable 1,008 sf. A new Board of Adjustment variance would have to be requested and approved to allow addition of any attached floor area to the second unit.

For information on the Board of Adjustment variance process and requirements, please reach out to Mark Castro at mark.castro@tucsonaz.gov or at 520-837-4979.

2. (COMMENT) Alternatively, you could consider separating the garage/workshop and making it detached. In this case, the structure would count as a detached accessory structure.

Be aware that separating the building structures, but keeping them connected through a shared roof that is at least five feet in width would still count them as attached.

Be mindful that per UDC Section 6.6.3.E., “The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement.”

3. (COMMENT) Per UDC Section 6.4.4, height is measured from design grade, not finished floor elevation. Please show heights measured from design grade.

SUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans with a detailed response letter, which states how all Site Zoning Review Section comments were addressed.
