| 11/15/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-0924-05527 6932 E BAKER ST. – R-1 Detached Garage (1st Review) TRANSMITTAL DATE: November 15, 2024 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9 1. Per UDC Article 6.6.3.C Detached accessory buildings, including accessory dwelling units, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line, except for shade structures or carports not over 400 square feet in floor area, terraces and steps not over three feet high above the natural grade, paved areas, and fences or walls. A Board of Adjustment for Variance will be required for the proposed detached garage. 2. Per UDC Article 6.4.4.A Measurement of Building Height. Building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof, except as follows: (See Figure 6.4.4-A, Measurement of Building Height .) Provide a dimension from the midpoint of the pitched roof to design grade so that the building height can be verified. Per UDC Article 6.6.3.D Accessory structures, except for accessory dwelling units, shall not exceed 12 feet in height, unless attached to a principal structure. If attached to the principal structure , maximum height permitted shall be the same as for the principal structure. If the height of the proposed garage exceeds the allowed 12’ height a Board of Adjustment will be required. 3. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B pools are not included in the lot coverage calculation. 4. Provide a dimension from the centerline of Baker St. to the face of curb, and from face of curb to the north property line. 5. Show all structures that are located on the site on the plot plan. Based on aerial photos there are a couple of sheds and water cisterns in the rear yard. The shed structures should be included in the lot coverage. 6. The zoning listed next to the legal description, CR-1, is not correct and should be R-1. 7. The Parcel number listed under the legal description. 133-18317900, is not correct and should be 133-1831790. 8. An option to avoid the variance process mentioned in comments 1 & 2 would be to attach the garage to the main dwelling. The requirements for the garage to be considered attached are a roofed structure minimum 5’ wide that can support a 10 lb live load.
