This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with the updated construction plan set. PLANS: 1. Provide an Arizona registrant’s calculation, design, and seal for a performance design when construction minimum requirements are not included within the 2108 IRC, R301.1. This applies when altering a manufactured structure assembled at an off-site facility using other construction codes. ELECTRICAL PLANS: 1. Show a switch-controlled light for outdoor entrances, E3903.3. 2. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Add notation to plans. OUTDOOR LIGHTING CODE 1. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3. | 10/18/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review PROJECT: TC-RES-0924-05461 1425 E RENS RD. – MH-1 Addition to Existing Mobile Home (1st Review) TRANSMITTAL DATE: October 18, 2024 Resubmit revised drawings detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the MH-1 zone (UDC 4.7.10). A mobile home is a permitted use in this zone. 1. COMMENT: - Show the proposed addition on the site plan and provide the applicable perimeter yard setbacks. 2. COMMENT: - The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, and provide a correct lot coverage calculation. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage. 3. COMMENT: - Remove the north and south setback lines from the plan as they are not correct. 4. COMMENT: - The north south property dimension is not correct and should be 127’, see the approved Galloway Park final plat found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=23084. 5. COMMENT: - Provide a dimension from face of curb, where pavement meets the concrete, to the south property line. Per Construction Plan I72-050, found at https://maps-and-records.tucsonaz.gov/construction-plans/details/I-72-050, the distance from face of curb to the property line is 7’-0”. 6. COMMENT: - The existing garage shown on the plan shows up on aerial photographs sometime after 2020. Zoning was not able to find approved permit documents for this garage. Either 1) provide approved permit documents, 2) provide complete building plans for the garage and include the garage in this permit, or 3) show the garage to be demolished.
