Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC), 2017 National Electrical Code (NEC). 1. Show the garage floor direction of slope, R309.1. This requires a design with level concrete stems around the perimeter of a sloping floor. 2. Show the existing garage circuit, that you are connecting the new electrical to, as an existing 20A branch circuit that is dedicated to the garage, E3703.5. 3. A 20 AMP receptacle outlet is required at each vehicle bay not more than 5.5 feet above the floor, E3901.9. 4. Show all garage receptacle outlets with GFCI protection, E3902.2. Include the ceiling receptacle. 5. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Show full cutoff fixtures were located with 25 feet from the property line OLC 401.3.3. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4. Show lamps with a maximum of 3500K color temperature, OLC 402.1. Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. After review of aerial imagery, it appears that there is a Saguaro and an Ocotillo near the construction area of the new garage. Add notes to the site plan with regard to preservation in place and how the plants will be protected with fencing. If transplanting the two protected native plants is the desired outcome, then please add graphic representation on the site plan of the current location and where the plants will be relocated to. 10/18/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review PROJECT: TC-RES-0924-05447 3756 W TOHONO CROSSING PL. – R-1 RCP Garage Addition to a SFR (1st Review) TRANSMITTAL DATE: October 18, 2024 Resubmit revised drawings detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone and approved under the Residential Cluster Project subdivision (LUC 3.6.1). A single-family residence (SFR) is a permitted use in this zone. As the current code is the Unified Development Code (UDC) and the UDC replaced the LUC the requirements of UDC Article 8.7.3 apply. 1. COMMENT: - The ‘OTHER ALLOWED 6’ OR 2/3 H” setback listed under “UDC ZONING INFORMATION” is not correct. Per UDC Article 8.7.3.L The perimeter yard requirements of Section 6.3.4, Dimensional Standards and Exceptions Tables, may be reduced for setbacks along interior lot lines to the extent permitted by the City’s adopted Building Codes or 3’-0”. 2. COMMENT: - Remove the setback line along the north, east and west property lines as they are not correct. 3. COMMENT: - The “STEET ALLOWED: 20’ or 1-1/2H” shown under “UDC ZONING INFORMATION” is not correct and should only show 20’, see UDC Article 6.4.5.C.1.a. 4. COMMENT: - Remove the refences to lot coverage from this plan as they are not applicable. Per UDC Table 8.7.3-1 Site Coverage is applicable and is applied to the entire subdivision. 5. Per the Tohono Ridge final plat, found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=49035, the eastern property dimension is not correct.
