Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

Place each numbered page of the plan set into a single file.

Provide a response letter on separate file separate from the updated construction plan set.

SITE PLAN:

1. Show the location of the electrical service panel, R106.1.1.

PLANS:

1. Show a floor plan labeling the proposed function of proposed enclosure and identify any openings between the dwelling and enclosed carport, R106.1.1.
2. Show the material composition of the wall separating the garage and dwelling. This wall requires a fire rated product in compliance with R302.6 such as ½” gypsum board (garage side).
3. Openings from a garage directly into a sleeping room are not permitted, R302.5.1. Show a means of enclosing if existing.
4. Clarify if the wall separating the dwelling from the proposed garage has any window of door openings, R302.5.1. Any openings require fire rated covering.
5. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8” solid core) with self-closing and self-latching provision, R302.5.1.

SECTIONS - DETAILS:

1. Provide a wall section detail with (#4 rebar) reinforced 12” x 12” reinforced foundations for anchoring exterior framed (insulated) walls with pressure treated sills including ½” anchor bolts with 7” embedment, R403.1.6.
2. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5). The weep screed may extend with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1.

ELECTRICAL PLAN:

1. Show the location of each outlet on the Electrical Plan of the proposed room, E3404.12. Identify each light, switch and receptacle as (E) existing or with a circuit number if proposed.
2. Garage Branch Circuit: show a (dedicated) GFCI 20-amp branch circuit for receptacles in an attached garage and detached garages with service, E3703.5.

General Comment: Please resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

General Comment: Provide a residential plot plan that meets the requirements and is designed to include the information as noted on the sample plot plan. 3. Comment: Comment: Label on the site plan the zone (R-1) and all the adjacent property zones. Or show a zoning detail of this properties zone and all adjacent property zones. (As noted on the sample plot plan above)
4. Comment: All structures shall be drawn, labeled, and dimensioned on the plot plan and included in the lot coverage calculation. In aerial views of the property there appears to be a shed structure location on the north of the property. Also, there appears to be a shaded patio structure on the west of the property. Include these on the site plan. If these structures are no longer there then indicate they have been removed. Do not include porch square footage in the total lot coverage calculations. (Porches open on at least one side are not included in the calculation) See the link above for the information that is required on the plot plan.
5. Comment: Dimension the Alley (18’).

9. Comment: Additional comments may be forthcoming on the next review based on the proposed use for the addition and applicable use specific standards.
