A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9 COMMENTS: Please resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. Previous Comment 1: Remove the proposed front porch from the lot coverage calculation. Per UDC 6.4.3.C.1.a, roofed areas, open on at least one side, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are not included in the lot coverage calculation. Follow up to comment 1: Remove the front porch area from the lot coverage calculation. Correct the total lot area to 7,050 sq ft. (117.5 * 60 = 7,050) and adjust the total lot coverage calculation as needed. 2. Comment: Clarify what is “AZD Zone AP 2-2” in the Note section. 3. Previous Comment 3: Label the dimensions from the centerline of 25th Street to the face of curb location, and from the face of curb location to the front street lot line. Per sheet four of paving plan I-563, the distance from the centerline of 25th Street to the face of curb is 18 feet, and the distance from the face of curb to the front street property line is 12 feet: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-563. Follow up to comment 3: Draw, label, and dimension the face of curb location to the front street property lot line.
