This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9

COMMENTS: Please resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. Previous Comment 1: This comment was not addressed. Your response to comments states “Removed front Porch” but the calculation still shows “FRONT PORCH AREA = 155.00 SQ. FT.” Remove the front porch square footage from the lot coverage calculation. The Previous Comment 1: Remove the proposed front porch from the lot coverage calculation. Per UDC 6.4.3.C.1.a, roofed areas, open on at least one side, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are not included in the lot coverage calculation. Follow up to comment 1: Remove the front porch area from the lot coverage calculation. Correct the total lot area to 7,050 sq ft. (117.5 * 60 = 7,050) and adjust the total lot coverage calculation as needed.

2. Previous Comment 3: This comment was not addressed correctly. Your response to comments states “Dimensions added on 25th St 18’-0” centerline to face of curb and 12’-0” to the Property line” but the only dimension provided is from center line to the north property line. Provide the required dimension from centerline to curb and from curb to property line. Previous Comment 3: Label the dimensions from the centerline of 25th Street to the face of curb location, and from the face of curb location to the front street lot line. Per sheet four of paving plan I-563, the distance from the centerline of 25th Street to the face of curb is 18 feet, and the distance from the face of curb to the front street property line is 12 feet: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-563. Follow up to comment 3: Draw, label, and dimension the face of curb location to the front street property lot line.
