A single-family dwelling is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9. COMMENTS: 1. Remove the proposed front porch from the lot coverage calculation. Per UDC 6.4.3.C.1.a, roofed areas, open on at least one side, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are not included in the lot coverage calculation. 2. According to the Pima County Assessor’s Office and the recorded plat, the depth of the property is 117.5 feet and not 100’. Ensure the correct property dimensions are provided as well as correct the lot coverage calculations to reflect the correct lot size. 3. Label the dimensions from the centerline of 25th Street to the face of curb location, and from the face of curb location to the front street lot line. Per sheet four of paving plan I-563, the distance from the centerline of 25th Street to the face of curb is 18 feet, and the distance from the face of curb to the front street property line is 12 feet: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-563.
