| 01/07/2025 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Fernando Garcia Planning & Development Services Department – Zoning Review Section PROJECT: TC-RES-0924-05344 – Residential Building – Addition/Alteration 8125 E Victoria Dr, Tucson, AZ 85730 Building Plan Review (2nd Review) TRANSMITTAL DATE: January 7, 2025 This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans, as noted in the comment below, along with a detailed letter indicating responses to the review comments. Alert me by email to fernando.garcia2@tucsonaz.gov upon resubmittal for faster review. 1. (Comment) This comment was not fully addressed. A DDO will be required to raise the height of the fence/wall above 6’ from design grade as described below. Per UDC Section 6.6.1.I., “the maximum height of a wall or fence within a shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if at least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron.” See UDC 6.6.1., here: https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-5291 The submitted plans indicate that the block wall will be taller than 6’ in height and completely opaque. In this case, to keep the wall above 6’ feet, you would need to request a Design Development Option (DDO) variance. Please reach out to Georgia Pennington at 520-837-6311 or georgia.pennington@tucsonaz.gov to request a DDO application and more information about the DDO process. If you have any questions about this transmittal, please contact Fernando L. Garcia at fernando.garcia2@tucsonaz.gov. |
