A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans, as noted in the comment below, along with a detailed letter indicating responses to the review comments. Alert me by email to fernando.garcia2@tucsonaz.gov upon resubmittal for faster review. 1. (Comment) Show swimming pool on next submittal. 2. (Comment) Show dimensioned ramada/gazebo, label, setback from rear property line, and indicate height on next submittal. 3. (Comment) Show setback distance between storage rooms/sheds to the nearest property line. Indicate height for both. 4. (Comment) Indicate full distance of new wall. 5. (Comment) Per UDC Section 6.6.2., height of a fence or wall is measured from design grade. Indicate height of the new block wall using this standard. 6. (Comment) Per UDC Section 6.6.1.I., “the maximum height of a wall or fence within a shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if at least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron.” See UDC 6.6.1., here: https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-5291 The submitted plans indicate that the block wall will be taller than 6’ in height and completely opaque. In this case, to keep the wall above 6’ feet, you would need to request a Design Development Option (DDO) variance. (Comment) In order to confirm perimeter wall will not be placed within the street right-of-way, provide distance from the property line to the centerline of each adjacent street (S. Manitoba Av and E Victoria Dr). Show roadway surface, sidewalk, and setback from back of street curb to the property line. Per this graphic, the distance from the property line to the back of street curb is 7’. The curb itself is 2’ wide. The distance from front of curb to street centerline is 16’.
