The site is in the R-2 zone (UDC 4.7.9). A single-family dwelling is a permitted use in the R-2 zone, subject to use-specific standards 4.9.7.B.6, .9 and .10.

COMMENTS:

1. Remove the existing porch from the lot coverage calculation as roofed areas, open on at least one side, which provide shelter to exterior areas, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are not included in the lot coverage calculation (UDC 6.4.3.C.1.a).

2. Ensure that the correct lot dimensions are labeled on the site plan as drawn on the Mayfair Terrace subdivision plat: https://www.asr.pima.gov/ParcelData/Map/Arm/MP13/13035_03.pdf.

3. A carport appears in the front yard in aerial imagery in 2022. Site Zoning has concluded that this carport was not reviewed and approved by the Planning and Development Services Department.

Notate the location of the carport on the site plan and provide the square footage, post heights, and applicable perimeter yard setbacks. Further, label the distance between the centerline of 28th Street to the face of curb, and from the face of curb to the street property line.

According to sheet two of paving plan I-76-025, for 50-foot-wide rights-of-way, the distance between the centerline of 28th Street and the face of curb is 17 feet, and the distance between the face of curb and the street property line is eight feet. The property line should also be drawn two feet behind the sidewalk location: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-76-025.

4. Per UDC 6.4.5.B.2, a vertical structural member such as a post or column supporting a roof extension is considered a wall for applying setback requirements. Clarify whether the carport is structurally attached to the principal residence.

Per UDC 6.4.5.C.1.a, the minimum required front street setback is 20 feet as measured from the street property line. If the carport is detached from the existing residence, the minimum required front street setback can be reduced to ten feet as measured from the street property line (UDC 6.4.5.D.3.a).

As the existing carport does not meet the minimum required front street setback, a Design Development Option (DDO) is required to reduce the above setback requirement. 5. Please be aware that if the existing carport is detached from the existing residence and is 200 square feet or greater, a variance granted by the Board of Adjustment will be required to allow the structure to remain. Per UDC 6.6.3.E, the total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement.
