COMMENTS:

1. Per the amended Casas Lindas Estates plat (Book 10, Page 28), there is an existing seven-and-a-half-foot wide utility easement along the north property line (https://maps-and-records.tucsonaz.gov/subdivisions/details/MP-10028&0). The proposed pool conflicts with the existing utility easement and will need to be relocated outside of the easement area. Ensure the property line dimensions are also provided on the site plan.

2. Two detached accessory structures appear in the rear yard in 2022 and 2023. The Zoning Review Section concluded that compliance reviews were not obtained for these accessory structures. Clarify whether these structures are to remain or be removed from the site.

If these structures are to remain, provide a site plan that meets the residential plot plan requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf.

As these accessory structures do not appear to meet the minimum setback requirement of six feet or 2/3 the height of the exterior building wall, whichever is greater, neighbor waivers signed by the owners of 2229 and 2245 East Mitchell Street can allow these structures to remain with reduced setbacks. The waivers shall be pasted directly onto the site plan with the following language:
