This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with the updated construction plan set. SITE PLAN: 1. Provide the permit number for the existing building and include construction plans for all alterations after the final inspection, R106.1.1. 2. Provide consistent building size the plans show both 503 SF and 605 SF, R106.1.1. 3. Clarify if the Proposed Garage Doors on G1.2 are existing or proposed as the plans do not include proposed headers or are not included on any of the floor plans, R106.1.1. 4. A roof projection may not extend closer than 24” to the adjoining (neighboring) property line. Any part of a roof projection extending into the 3-foot fire separation distance from the property line requires not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). PLUMBING PLANS: 1. Tucson Water Department limits flow rates for the water meter size in compliance with P2903.7. Show an appropriate yard pipe and water meter size for the new total demand. 2. Show an individual accessible water supply shut off and water heater for the proposed building, P2903.9.1. 3. Show the water heater rating for supporting the sink, P2801.1. 4. Remove the gray water features. ELECTRICAL PLANS: 1. Clarify the need for the HVAC circuit as sheet M1.1A states “no HVAC”. | 10/01/2024 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Lead Planner PROJECT: TC-RES-0924-05195 1529 North Desmond Avenue – R-2 Hobby shop (1st Review) TRANSMITTAL DATE: October 1, 2024 The site is in the R-2 zone (UDC 4.7.8). A single-family dwelling is a permitted use in the R-2 zone, subject to use-specific standards 4.9.7.B.6, .9, and .10. COMMENTS: 1. According to the Pima County Assessor’s Office, the lot size of the property is 7,470 square feet. Ensure the lot coverage calculations reflect the correct lot size on the site plan. Further, if any new vehicular use area is proposed for the hobby shop, include the new vehicular use area within the lot coverage calculations. 2. Clarify the gross floor area (gfa) of the proposed accessory structure as the submitted plans reference 503 square feet gfa and 605 square feet gfa. Per UDC 6.6.3.E, the total gfa of all accessory structures shall not exceed 50% of the gfa of the principal structure. Based on the square footage of the principal building, a variance is required to be granted by the Board of Adjustment to allow the proposal with a gfa of 605 square feet. 3. The waivers obtained in accordance with UDC 6.6.2.D are cut off on the cover sheet. Ensure the entire waivers are pasted directly onto the site plan. Further, the waiver provided by the owner of 1530 North Louis Avenue only allows a setback reduction to three feet as measured from the west lot line.
