Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance.

Provide a response letter on separate file with the updated construction plan set.

PLANS:

1. Any structure placed in the 3-foot fire separation distance from the adjoining (neighboring) property line requires not less than one-hour fire-resistive construction for reducing fire spread across the property line, R302.1. Fire rated materials are found in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. Show the north closet wall with one-hour fire rating.

SECTIONS - DETAILS:

1. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5). Update detail #1 sheet A3.0.

PLUMBING PLANS:

1. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1) for the relocated water heater. Show the developed pipe length and BTU demand. An on-demand water heater has a greater pipe size requirement than a storage water heater.

ELECTRICAL PLANS:

1. Proposed interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Show circuit #10 with AFCI.

TRANSMITTAL DATE: February 18, 2025

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

1. The comment was not addressed correctly. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation.The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, and provide a correct lot coverage calculation.

2. This comment was not addressed. The 6’-0” street perimeter yard setback shown along Forgeus is not correct. Either remove this line and dimension from the plan or review UDC Article 6.4.5.C.1.a and provide the correct required perimeter yard setback. Remove the setback line from the plan as it is not correct.

3. As it appears the “NEW ADDITION (380 SF)” extends the entire width of the existing structure provide a full elevation with the next submittal.

Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As height dimensions from design grade to the top of parapet were not provided Zoning has added 6” to the height provided to determine perimeter yard setback requirements.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).

1. Based on a wall height of 9’-8” the required perimeter yard setback from the “NEW ADDITION (103 SF)” to the south property line is 6’-5, proposed setbacks are 5’-4” & 2’-11”.

2. Based on a wall height of 9’-8” the required perimeter yard setback from the “ADD’t UTILITY (23 SF)” to the south property line is 6’-5, proposed setback are 5’-4”.

3. Based on a wall height 10’-2” the required perimeter yard setback from the “NEW ADDITION (380 SF)” to the north property line is 6’-10”, proposed setback is 0’-0”.

As a Design Development Option (DDO) may not eliminate a UDC requirement, UDC Article 3.11.1.D.1.e, the zero setback to the north property line a Board of Adjustment for Variance will need to be submitted and approved for the zero setback. The other setback reductions may be processed through the same Variance process.
