This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with the updated construction plan set. SITE PLAN: 1. Show the square footage of altered living space, proposed living space and the utility room, R106.1.1. These areas have different permit fees. PLANS: 1. Any structure placed in the 3-foot fire separation distance from the adjoining (neighboring) property line requires not less than one-hour fire-resistive construction for reducing fire spread across the property line, R302.1. Fire rated materials are found in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. SECTIONS - DETAILS: 1. Show one-hour fire-resistive framed construction for walls placed in the fire separation distance in compliance with IBC Table 721.1(2). This applies to portions of the proposed south wall. 2. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5). The weep screed may extend with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1. Update detail #1 sheet A3.0. 3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. Clarify the ceiling/roof insulation detail showing the air-impermeable rigid insulation material adhered to either side of the roof sheathing and the batt insulation in contact with the roof material. Update keynote #3 sheet A2.0. PLUMBING PLANS: 1. Tucson Water Department limits flow rates for the water meter size in compliance with P2903.7. Show an appropriate yard pipe and water meter size. 2. Provide a complete plan for the proposed bathroom, R106.1.1. 3. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1) for the relocated water heater. ELECTRICAL PLANS: 1. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3. 2. Designate the circuit number at the location of each proposed light fixture, receptacle, appliance, and equipment disconnect switch, R106.1.1. Include the proposed bathroom and mini split unit. 3. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. Include the proposed dining room and bedroom walls. 4. Show a light fixture at the utility room and dining room exterior door area, E3903.3. 5. Proposed interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Add notation to plans. OUTDOOR LIGHTING CODE 1. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3. | 10/04/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-0924-05184 2617 N FORGEUS AV. – R-2 Enclose Carport into Rec Room and Enlarge Dining & Bedroom (1st Review) TRANSMITTAL DATE: October 4, 2024 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, and provide a correct lot coverage calculation. 2. Remove the setback line from the plan as it is not correct. 3. Clearly show the proposed changes on the plot plan and provide perimeter yard setbacks from the proposed changes to the structure. 4. Provide a setback dimension from the southwest corner of the proposed structure to the south property line. 5. Provide a setback dimension from the proposed structure to the popout on the south property line. 6. Indicate the zoning of the parcel and all adjacent properties on the site plan. 7. The covered porch shown on the plan appears on aerial photos sometime after 2010. Zoning was not able to find approved permit documents for this porch. Either, 1) provide approve permit documents, 2) show the porch to be removed, or 3) provided budling plans for the porch and include the porch in this permit. Once the above comments are addressed additional comments may be forthcoming. It does not appear that the proposed changes will meet perimeter yard setback requirements to the south property line. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). A Design Development Option (DDO) may be required to be submitted and approved to reduce the required setback.
