Once you log into TDC Online, go to the My Work tab, and then go to Plans (not Permits). Under Plans there should be the Historic sub-record which I have opened under the TC permit number [TC-RES-0924-05118], and this is where the same materials are submitted. Once submitted the system will generate an SD #. Staff will then contact you about the next steps including invoicing and payment of review fee. Once fee are paid, a minor review will be scheduled. 10/01/2024 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Lead Planner PROJECT: TC-RES-0924-05118 548 East University Boulevard – HR-3 Sleeping quarters (1st Review) TRANSMITTAL DATE: October 1, 2024 The site is in the HR-3 zone (UDC 4.7.12). A single-family dwelling is a permitted use in the HR-3 zone, subject to use-specific standard 4.9.7.B.6. COMMENTS: 1. The site is in West University Historic Preservation Zone (HPZ). The proposal is subject to the Full HPZ Review process (UDC 5.8.8.B). Submit a Historic and Special Districts application as sub-record of TC-RES-0924-05118. The Historic and Special Districts Application instructions can be reviewed at: https://www.tucsonaz.gov/files/sharedassets/public/v/3/pdsd/documents/submission-documents/special_districts_application_instructions_7.18.23.pdf. Zoning cannot approve TC-RES-0924-05118 until the Historic process has been completed. 2. The side street (east) setback drawn on the site plan is incorrect. Per UDC 6.4.5.C.1.b, the minimum required side street setback is ten feet as measured from the east lot line. 3. Per UDC 6.6.3.E, the total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Zoning acknowledges a breezeway connecting the proposed sleeping quarters to the existing dwelling is proposed. However, per a previous Zoning Administrator's determination dated December 1, 2008, the breezeway connecting the two structures must be a minimum of five-feet-wide. A variance granted by the Board of Adjustment is required for the proposal unless the breezeway is widened to meet the above width requirement or unless the gfa of the sleeping quarters is reduced.
