The site is in the R-1 zone (UDC 4.7.8). A single-family dwelling is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9.

The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

COMMENTS:

1. Remove the covered porch from the lot coverage calculation as roofed areas, open on at least one side, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are not included in the lot coverage calculation (UDC 6.4.3.C.1.a).

2. The side street setback as measured from the west lot line is labeled incorrectly on the site plan. Per UDC 6.4.5.C.1.b, the required side street setback is ten feet as measured from the west lot line along Campbell Avenue.

3. The right-of-way dimensions for Wyoming Street are incorrect on the site plan. Per sheets 2 and 5 of paving plan I-74-002, the distance from the centerline of Wyoming Street to the bottom of wedge curb is 17 feet, and the distance from the bottom of wedge curb to the street property line is 13 feet: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-74-002.

4. Perimeter yard setbacks are based on a measurement from the design grade elevation to the highest point of the exterior building wall facing the property line (see UDC 6.4.5.B and Figure 6.4.5-A). Vertical structural members such as posts or columns supporting a roof extension are considered a wall for applying setback requirements (UDC 6.4.5.B.2).

Per UDC 6.4.5.D.3.a, detached shade structures or carports may project up to ten feet into the required front street setback. Notate the location of the carport posts on the site plan and provide a setback dimension between the posts and the front street lot line. As the detached carport does not meet the minimum required front street setback, a Design Development Option (DDO) must be approved to reduce the above setback requirement.
