09/30/2024 Site Zoning REQUIRES RESUBMIT ZONING REVIEW TRANSMITTAL

FROM: Wyatt Berger
Lead Planner

PROJECT: TC-RES-0924-05068
2641 North Nema Avenue – R-1
Renovate bedroom into ADU (2nd Review)

TRANSMITTAL DATE: September 30, 2024

The site is in the R-1 zone (UDC 4.7.8). An accessory dwelling unit (ADU) is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.6, .8, and .9, and 6.6.3.

COMMENTS:

1. Show the five-foot-wide utility easement along the south lot line as depicted on the Glenn Heights subdivision plat: https://maps-and-records.tucsonaz.gov/subdivisions/details/MP-13083&0.

2. In addition to the two parking spaces required for the existing residence, one parking space shall be provided for the ADU (UDC 6.6.3.B.2). Show the location of the parking space required for the ADU on the site plan. The parking requirement may be satisfied with available on-street parking or waived if the site is within ¼ mile walking distance of a transit stop or an enhanced bike route.

3. Clarify the square footage of the proposed ADU as the cover sheet only states the area proposed for remodel. Per UDC 6.6.3.B.5, for lots equal to or greater than 6,500 square feet, the ADU is limited to 10% of the lot size, not to exceed 1,000 square feet of gross floor area.

4. A detached accessory structure in the front yard appears in aerial photography in 2023. This structure was not included in the scope of work of TC-RES-0823-07453. As such, a separate building permit is required to allow the structure to remain. Be aware that per UDC 6.6.3.C, detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line, except for shade structures or carports not over 400 square feet in floor area.
