Historic submittal should include all items listed under a Full review in Historic & Special District informational handout (https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/submission-documents/special_districts_application_instructions_7.18.23.pdf. Currently, the submittal is missing: (1) Correct the Development Zone map, only the properties that front on to 6th Avenue that should be included in the Development Zone. (2) The elevations should clearly show the other buildings on the site if they are attached or in close proximity. (3) Provide the inventory form for the building (4) Provide a window and door schedule. Indicate the sizes, operation, material, manufacturer, etc. (5) Show the location of the mechanical equipment on the plans (6) Provide photos of all elevations of the house. Additionally, provide a photo key so it is clear which elevation is being shown. (7) Clarify the site plan. It is not clear exactly where the ADU will be placed and its proximity to the surrounding buildings. There are also some lines on the site plan that aren't called out. 10/19/2023 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Lead Planner PROJECT: TC-RES-0923-08444 611 South 6th Avenue – HC-3 ADU (1st Review) TRANSMITTAL DATE: October 19, 2023 Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. 1. Per Tucson Unified Development Code (UDC) Section 6.6.3.B, one accessory dwelling unit is permitted per parcel developed with a Family Dwelling as defined in Section 11.3.7.A, with the exception of a Multifamily Development. A multifamily development is defined as any residential development consisting of three or more dwelling units on an integrated site or single lot. As six units exist on the site, an ADU such as proposed is not permitted. However, the ADU may be considered a full-size dwelling unit. The HC-3 zone allows for an additional unit. Please apply for a new permit under application type “Commercial Addition/Alteration Permit.” 2. For future reference, as you are proposing an increase in the number of dwelling units on the site, a development package is required to be submitted, reviewed, and approved prior to Zoning of approval of the commercial building permit. 3. For future reference, the site is located in the Armory Park Historic Preservation Zone. As you are proposing exterior changes to the existing structure, design review is required to be approved prior to Zoning approval of the commercial building permit.
