STRUCTURAL PLANS:

1. Clarify the structural (roof framing) plan showing beam length, R301.1. Show the center beam with a size larger than the two end beams as the center beam carries twice the loading, R301.1.

SECTIONS - DETAILS:

1. The proposed Carport is sited within the 3’ fire separation distance from a property line. Show compliance with R302.1 (City of Tucson Amended) by providing a wall with one-hour rated materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3, R106.1 or remove the structure placed closer than 3 feet to the property line.
2. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1.COMMENT: The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 11’-0” the required perimeter yard setback from the proposed carport to the west property line is 7’-4”, proposed setback is 1’-6”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback,

10/23/2023 Zoning Modifications - DDO REQUIRES RESUBMIT A Design Development Option (DDO) is required to reduce the side perimeter yard setback to 1'-6" as measured from the west lot line.

The DDO application and its requirements may be retrieved from: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/planning-amp-zoning/2019_ddo_for_setback_and_height_udc.pdf.

At a minimum, the submitted DDO application shall include a completed "Design Development Option Application" (page 4); a "Project Description and Applicant's DDO Request" stating the required and proposed setbacks, the reason for the setback reduction, and why the setback reduction is compatible with the neighborhood (page 5); and a signed letter of authorization, if applicable (page 10).
