PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code.

Provide the permit number for converting the accessory building into a sleeping quarters or remove the note “existing sleeping quarters” from the site plan. This permit covers renovating the exist structure into a sleeping quarters with a new addition.

Submit the construction plan set and letter documents into separate PDF files.

Provide a response letter on separate file with the updated construction plan set.

SITE PLAN:

1. Any structure placed in the 3-foot fire separation distance from the adjoining (neighboring) property line requires not less than one-hour fire-resistive construction for reducing fire spread across the property line, R302.1. Fire rated materials are found in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. This includes the removal of both existing and proposed windows in the east wall.

FLOOR PLAN:

1. Show the exterior dimensions of each addition, R106.1.1.

SECTIONS - DETAILS:

1. Show a complete proposed building section, R106.1.1. Show a minimum 12” foundation depth into earth and wall sheathing with 6” clearance above the earth grade surface, R317.1 item 5 and R403.1. Update sheet A5.
2. Roof projections may extend into the 3-foot fire separation distance to the adjoining (neighboring) property line but may not be placed closer than 24” of the property line. Any portion of the roof projection placed between 24” and 36” to the property line requires not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). Update both existing and proposed roof projections for the sleeping quarters on sheet A1.

MECHANICAL PLANS:

1. Show heating/cooling facilities in proposed room for the sleeping quarters, R303.9. Mini-split or extended duct from the building’s central HVAC.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity.
2. Show new or extended interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors with combination type arc-fault circuit interrupters, E3902.16 & 17.
