Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. Perimeter yard setbacks for a porch structure are measured from the post supporting the roof structure (UDC 6.4.5.B.2), as long as the roof overhang does not exceed 2’-0” (UDC 6.4.5.D.1.b). Clearly show the post supporting the porch and provide a perimeter yard setback dimension from the post to the east property line on the plot plan. Also provide a roof overhang dimension on sheet 2. If the perimeter yard setback dimension is less than 6’-0” (UDC Table 6.3-2.A) a Design Development Option (DDO) must be submitted and approved to reduce the required setback. 2. Based on aerial photos there is a fence/wall that shows up sometime after 2012. Zoning was not able to find approved compliance review documents for this fence/wall. Clearly show the fence/wall on the plot plan.

3. Remove the reference to “PUBLIC EASEMENT” from the plot plan as that area is part of the Irvington Rd. right-of-way, not an easement.
