Provided a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the SR zone (UDC 4.7.4). A single family residence is a permitted use in this zone (Table 4.8-1).

1. The provided 6’-0” setback shown is not correct and should be shown as 25’ (UDC Table 6.3-1.A). Provide a setback dimension from the proposed structure to the south property line.

2. Per UDC Article 6.4.4.A Measurement of Building Height, building height is the vertical distance measured from the design grade elevation to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof, (See Figure 6.4.4-A, Measurement of Building Height .) Provide a height dimension from design grade to the mid point of the roof structure. Per UDC Article 6.6.3.D the maximum height allowed for a detached accessory structure is 12’-0”.
