This site is located in the R-3 zone (UDC 4.7.12). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6. 1. Clarify what you are proposing, a second dwelling unit or an accessory dwelling unit (ADU). The Use Specific Standards are different. A second dwelling unit shall meet Use Specific Standards 4.9.7.B.6 and the ADU shall meet 4.9.7.B.6, 8, & 9 and 6.6.3. The application states “Casita for SFR on TC-RES-0823-07508 37 W 19th St, (Unit 2)”. If the proposed is an ADU than TC-RES-0823-07508 will need to be approved prior to approval of this plan. 2. As it appears that some type of land division is proposed. Based on the legal description for this parcel, “TUCSON W92.4' OF LOTS 2 & 3 BLK 143” the existing parcel was split off of parcels that were created via a plat. The propose division exceeds the number of allowed splits for a property whose boundaries are fixed by a recorded plat, see UDC Article 11.4.20 definition of a Subdivision, C. A minor subdivision meeting AM 2-07 is required. This plat will need to be approved and recorded prior to approval of this plan.
