PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

SITE PLAN:

Provide a site plan showing the location of all buildings and utilities, R106.1.1. Show the location of the electrical service line to the building along with required service alterations.

SECTIONS - DETAILS:

1. Provide a structure section showing existing and proposed features including a foundation, anchoring, framing, and roof sheathing R106.1. Include #4 rebar reinforced footing, R403.1 and with ½” x 8” bolts.
2. Clarify the beam size by updating the undersized 4x4 shown at detail #2.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9, & .11

1. Provide legal description, “STARR PASS HEIGHTS LOT 86

2. Based on aerial photos there are two (2) structures located in the rear yard that are not shown on the plan. Show these structures on the plot plan along with the height so that perimeter yard setback requirements can be determined. Provide perimeter yard setback dimensions from these structures to the applicable property lines. Minimum perimeter yard setback to interior property line is 3’-0”. As the square footage was not provided for these structures permit requirements cannot be determined. At a minimum zoning compliance is required. If the structures do not meet the minimum 3’-0” perimeter yard setback a neighbor’s setback waiver is required. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
