All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

SITE PLAN:

Provide a site plan showing the location of all buildings and utilities, R106.1.1. Show the location of all utility lines from the source to the proposed building(s) along with required service alterations.

FLOOR PLAN:

Provide a floor plan showing each proposed room with labeled function and dimensions. Show door and window locations.

SECTIONS - DETAILS:

1. Clarify if ceiling/roof insulation is existing or proposed as the installation requirement has changed, R806. Currently an unvented roof assembly with all insulation at the roof including an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing as part of the total R-30 insulation requirement, R806.5. A single layer of batt insulation does not provide the required condensation control.

PLUMBING PLANS:

1. Provide complete plumbing plans showing any changes with 2018 IRC compliance, R301.1.

MECHANICAL PLANS:

1. Identify equipment including the (fans, mini-split) size or capacity, M1302.1.
2. Show dryer vent size and location for venting to exterior, M1501.

ELECTRICAL PLANS:

1. Show all receptacle outlets located in a garage or within 6’ of a wet bar or sink with ground fault circuit interrupting protection GFCI, E3902.
2. Show the Clothes Washer receptacle with GFCI, E3902.9.
3. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Provide insulation details minimum (R-13 walls and R-30 small additions or otherwise R-38 ceiling) showing code compliant placement of materials and ratings, N1101.
2. An altered space with heating/cooling requires insulated ceiling and walls in compliance with minimum energy efficiency Table N1102.1.2, N1109.2.

OUTDOOR LIGHTING CODE

Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Adjustable security light fixtures are unshielded, not FCO. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.
