This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans do not show 2018 IRC compliance. The foundations are undersized and do not include a footer for the interior bearing wall. The roof appears to slope runoff into the public right-of way rather than proving containment within the property. Wall construction in the 3-foot fire separation distance from the neighboring property line requires not less than one-hour fire-resistive construction, R302.1 (City of Tucson Amended) Consider reducing the building to 200 square feet or less for not requiring structural compliance of a detached storage building. Otherwise, provide an Arizona structural engineer stamped plan set showing performance compliance with consideration of minimal fastening devices, R301.1. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. 1. COMMENT: The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, and provide a correct lot coverage calculation. The calculation shall show the existing dwelling, proposed shed, & vehicle use area. 2. COMMENT: Under “LOT INFORMAION” you list “MULT-FAMILY”, multifamily is not an allowed use in the R-1 Zone, see UDC Table 4.8-2. 3. COMMENT: The front street perimeter yard setback shown is not correct. Per UDC Article 6.4.5.C.1.a the required setback is 20’-0. 4. COMMENT: The proposed neighbor setback waiver shall be provided on the plot plan. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
