This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions, and concerns before permit approval. GENERAL COMMENTS: 1. All plans submitted for a newly constructed one- or two-family dwelling after June 1, 2010, must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Show all second story bathing fixtures through an exterior wall drop for future gravity distribution. Include an aliened purple colored 2” or 3” vertical drop to a cleanout cap 2’ above grade. The below grade drain loop is not appropriate when the second level includes a bathroom. Add the appropriate detail for the second level drain found at the web site: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Water-Energy-Conservation Gray Water Illustrations SITE PLAN: 1. Show the location of the sewer line from property line to the proposed dwelling, R106.1.1. Identify the utility lines requiring upgrade or replacement. FLOOR PLANS: 1. Show a maximum ½” floor elevation changes at a notated accessible route entrance on the floor plan, R106.1.1. . 2. Each dwelling requires an independent 3-foot fire separation distance or appropriate fire rated construction. The proposed building is sited with less than 6 feet clearance between dwellings. Show compliance with R302.1 (City of Tucson Amended) by providing one-hour rated materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. 3. A roof projection may not extend into the fire separation distance without appropriate fire rated construction. Show roof projections with not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended) or relocate from the fire separation distance. PLUMBING PLANS: 1. Show the water service pipe size with sufficient capacity for controlling excessive flow rates by including a water fixture total for the building, P2903.6. A minimum 1” service pipe is required for supplying water to more than 9.5 fixture units. Update keynote #3. 2. Updated the Gray Water detail with replacement using a second level detail. ELECTRICAL PLANS: 1. Remove note #22 as the Energy Certificate is now placed at an indoor location as noted on sheet M1.0, N1101.14.
