A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .8, & .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. (Comment) It appears the front carport was enclosed around 2019 according to our aerial photography data and we do not appear to have permits in our system for this work. Please include this work in the scope of the permit and label it on the site plan if you are seeking full site approval. 2. (Comment) Please make some minor updates to the site plan. Please submit a site plan that meets the requirements found here: https://www.tucsonaz.gov/files/sharedassets/public/v/2/pdsd/documents/plan-samples/basic-site-plan_feb2026.pdf This includes the following: a. Include a scale bar. b. Include all details including the owner name, address, parcel number zone, project description and lot coverage calculations on the same page as the site plan and not a separate page. c. Indicate setback distances between all structures and applicable property lines and ensure they are correctly measured. The main ones missing are the front setbacks between the front of the building and the street property line. I figured out the way you labeled your setbacks but in general it is easier to read if you draw lines representing the setback distance and label those. The setbacks on the north side of the property do not seem correct: 36’ = 36 feet.
